    How the math works

Take the monthly pay you want to replace and divide it by what one bedroom nets after rent, cleaning, utilities and fees. Round up, because half a bedroom doesn't pay a bill. $6,500 a month at $800 a bedroom is 8.1, so you need 9.

Counting bedrooms instead of listings keeps the comparison fair. Nine bedrooms can be three 3-bed apartments or nine studios. Fewer, larger units mean fewer leases and turnovers. More, smaller units spread your risk across more listings.

The per-bedroom number drives everything. If yours is $500, the same salary needs 13 bedrooms. If it is $1,100, it needs 6. Run a real listing through the Airbnb Arbitrage Calculator or the Airbnb Income Calculator before you plan around it.

    Frequently asked questions

How many Airbnb units do I need to replace my income?

Divide the monthly take-home pay you want to replace by the net profit one bedroom earns per month, then round up. At $6,500 a month and $800 net per bedroom, that is 9 bedrooms, which could be three 3-bedroom units or nine studios. Your own per-bedroom profit is the number that matters most.

Can I replace my salary with short-term rentals?

Some operators do, but it depends on your market, your costs, and how well you run the units. This calculator shows the size of portfolio your salary implies so you can judge whether the goal is realistic for you. It is an estimate, not a promise of results.

What is a realistic net profit per bedroom?

We use $800 per bedroom per month as a starting default. Rent or mortgage, nightly rate, occupancy, cleaning and utilities all move it, and it can be much lower or higher. Run a real unit through the Airbnb Arbitrage Calculator to get your own figure.

How long does it take to build a portfolio that replaces a salary?

Operators we work with often take 12 to 18 months to reach this point, adding units one at a time. That is a typical range, not a guarantee. Capital, landlord approvals and your market all change the pace.
